New Metropolitan Areas in Cairo:
Ever wonder why Cairo is not like Dubai? We believe those that are in charge of urban development don't have the philosophy, nor the vision to bring Cairo up to par with other major cities. building is no longer laying bricks, it is a science and urban development needs to change in Egypt. We have sited many locations in Cairo and one of those sites is Elwarak Island. It is an opportunity to change peoples lives.
First Project: Elwarak Island: A Win-Win alternative.
Elwarak Island Today:
Population: approx. 35,000 citizens. (based on 2010 statistics)
Living conditions: poor living conditions without adequate water, sewer, transportation and security.
Geography: 5km between extreme points; 11km coastline.

Our Win-Win Proposal:
Our proposal is to migrate the inhabitants of Elwarak Island on the boarders of the Nile in the same vicinity. Our idea is to involve private investors to build up-to international standards apartment buildings on the mainland to house Elwarak Island residents. Not necessarily all residents will need to exit the island if they wish, the can return to the island after phase 1 of the proposed project is completed. In this situation they will be given monetary compensation and a reservation/contract for an apartment in the new Elwarak Island project. The island would be flattened and zoned appropriately and private investors National as well as Arab will build this new metropolitan district. They will be responsible for building Elwarak residents new luxury apartments (minimum: 3bedrooms, 125m, furnished) located at the coast of the Nile on the other side (Basus), as well as the infrastructure to and from as well as in the Island. Many of the inhabitants own farm land and they also will be compensated accordingly.
Basus area: As a starting point Build 12 towers (30stories, 20 flats each floor) to migrate Elwarak residents. A bertering program would be conducted. If the Basus residents would like to participate in the program, they would give up their homes for a new flat in the new towers, in this case new towers will be built.
Investors responsibilities will be and not limited to the following:
1) compensate each individual on the Island for the migration.
2) build a new luxury apartment outside of the island to those that want to leave.
3) Compensate farmers for their lands.
4) build apartments & write a contract for each family that wishes to stay in the island. Phase 1 of the project is to hand over these new apartments to them.
5) Construct Bridges to mainland (No bridge is currently established to mainland and the island)
6) Construct as many as needed subway stations connecting the Island to Cairo nearest metro line.
7) Build Electricity, water, sewer and drainage systems
In return the investors will be authorized to build their vision of the new metropolitan district. New codes will be developed especially for the new Island, which will permit high rises, skyscrapers, Parks, avenues, streets and venues. All buildings will be required to have a parking deck below the apartments. 1 or 2 parking spaces for each apartment will be one of the zoning restrictions/code.

Contract Value: AED 240000000 (395 million LE) Starting Date: 1/3/2011 Expected Completion Date: 1/3/2015 Project Details: • The project covering area is 10200 m2 • 5 Basements. • Ground floor. 8000 m2 • Service floor. 3500 m2 • Parking place. 6500 m2 • Glass and Aluminum interfaces. 58 floors, each florr 3500 m2 This means that we can put 28 flats on each floor which yields 1624 flats by just calculating the cost of each flat based on total cost, each flat will cost 147,783 Dirham which is equivalent to: (1Dirham:1.6448LE) 243073LE. Just one tower will evacuate 1624 homes (125sqm). The land taken from these homes over exceedes the cost of the towers many times over. Here we imagine that the investor will buid the tower and in return take the land of those old residents. |
Tower Costs:
Assuming the same cost as that of Dubai, each 125sqm flat will cost 250,000LE, a tower containing 400 flats will cost 100 million LE. (20flats x 20 floors.) The required foot print for the tower will be 2500sqm + factoring hallways etc..3000sqm.
The above is just an example. the Island will contain short, medium and tall buildings. If 100 towers are erected containing 600 units, the cost for construction will be 15bn LE. |

Example: 1) 100 high towers (30 floors, 20 units, 2 Million each) will yield gross sales of 120 Billion LE. Evactuation Cost:Since the population of the Island is 35,000 people, the average family size is 5, this will mean that the number of units needed is 7000 flats. The total cost, if assuming all will opt for moving to a flat. 1.75bn LE. 12 Towers.
Does not include the cost of the land for these towers. The towers will be located in Basus. Land size needed: 60,000sqm. (14 acres). If the price per meter is 10,000LE, the land cost will be 600Million LE. The required funds needed for evacuation will be 2.35bn LE. |
